What to send past clients every month
By K · · 6 min read
For most agents, the next deal comes from someone who already knows them: a past client, or someone a past client told about them.
But people forget fast. One short, useful email each month keeps your name in their mind, so when they or a friend think about moving, they think of you.
The 4-part monthly email
Keep the same 4 parts every month. It makes the email fast to write and easy to read.
1. A short market note
Two or three lines on what is happening locally. Use one real number from a source you trust, like your local board or MLS. For example, how many homes sold last month, or how long they took to sell.
2. One useful tip
Something homeowners can use this month: a seasonal maintenance tip, a reminder to check smoke alarms, or how to find their closing documents.
3. One local thing
A new café, a farmers market, a community event. This makes the email feel personal, not like an ad.
4. A soft ask
One line at the end: "If someone you know is thinking about moving, I'm always happy to help." No pressure, no countdown.

Subject: Your October home update
Hi Sarah, here's your quick update for October.
The market: [Number] homes sold in [Area] last month. Most sold in about [number] days.
Tip: Before winter, clean your gutters and test your smoke alarms. It takes 20 minutes.
Around town: The farmers market on Main Street runs every Saturday until the end of the month.
If anyone you know is thinking about moving, I'm always happy to help. K

Simple rules
- Keep it under 200 words. People read it on their phone.
- Send it on the same day each month, so it becomes a habit for you and for them.
- Send from your name, not your brokerage's name. People open emails from people.
- Use an email tool, not your personal inbox. It adds the unsubscribe link and your address, which many countries require.
- Ask past clients to stay on your list. In some countries, like Canada, permission from a past sale only lasts a set time. A simple "Want to keep getting these?" covers you.
